
When listing a home I try to always list at a price to "Sell"! When first starting in real estate, I would list a home for what ever a Seller would say. Then I would work as hard as I could to sell it. I would feel personally reasonable if the home did not sell. After several years of this torture, I realize that I was just scared of telling the Seller the truth about pricing his home. I was not doing him any good or myself.
Now, I consider a listing presentation a business meeting. Together the Seller and I look at is what is the logical price for the listing based on similar homes in the area. I do not feel that the home should be overpriced. I express that to the agents inquiring about the property. The Seller should set a price and just say "No" and stick to it. Many homes I receive multiple offers. I may miss the correct price sometimes. So I prepare the Seller to be open to adjusting the price a thousand or two.
Our team closes between 10 and 30 homes a month.
